How we count

The numbers on our sold page.

Auction success rate

This is the share of the homes we put up for auction that ended in a sale. A campaign is sold if the home went under the hammer, sold before auction day, or sold after the auction.

Every suburb and every campaign is in. So are the homes that passed in or were withdrawn without selling. They pull the rate down, and leaving them out would make us look better than we are.

We count every campaign from the point our own records of all campaigns start. Before that date we only hold the homes that sold. If we worked a rate out from those years, it would show the sales and leave out every campaign that did not get there.

The auction results are taken from the AT Realty auction room records at Ray White Manukau, where our team sells. We check any sale made after an auction against our own listing records, as the auction room does not always update a home that sells later. We never use a sale price here, and we round the percentage to the nearest whole number.

Days on the market

This counts the days between a home first being advertised and its sale going unconditional, which is when the deal becomes firm. The typical figure is the middle result, so half the homes sold faster and half took longer.

The figures are split by sale method, using the method the listing had when the home sold. If an auction was changed to by negotiation before the sale, it is counted as by negotiation.

  • Auction: 21 days, the middle result for sales that went unconditional from 1 October 2025 to 22 October 2026.
  • By negotiation: 55 days, the middle result for sales that went unconditional from 17 October 2025 to 2 September 2026.

Homes sold another way, such as by a set sale date, appear in neither figure.

Both dates come from our office listing system. We count each sale in those records, whatever the suburb. The only ones left out have no first-advertised date in our records, or a date after the sale. We only show a typical figure for a sale method with at least 10 sales behind it. No sale prices are used.

Success rate, all sale methods

This is the share of our listings that ended in a sale, by any sale method: homes sold, out of every listing that finished. A listing finishes when it sells, is withdrawn, or expires unsold. Homes still on the market are left out either way.

This figure is not shown yet. Our listing records hold the homes we sold but not the listings that were withdrawn, so a rate from them would count every sale and miss every home that did not sell. It will appear here once those records are in.
